Continuing our series of unbiased project reviews, we paid a visit to Adarsh Pinecourt, a new launch project by the Adarsh Group in Bangalore. Here’s what we found.
Launched in February 2019, AdarshPinecourt is a premium project sprawling across 4 acres. It offers a total of 201 units in 2, 2.5, and 3BHK configurations. These units are spread across two towers of ten blocks each.
Currently, under construction, the project is slated for possession in February 2022.
Price: Rs 4,930 per sq. ft.
Location and accessibility
Adarsh Pinecourt is located on Hennur Road. Situated in the northern part of the city, it enjoys good connectivity to other parts of the city via Outer Ring Road. The international airport is at a distance of 21km from the project while the city railway station is at about 23km.
Work: Manyata Tech Park, Kirloskar Business Park, and Karle Town Centre SEZ
Shopping: Elements Mall, RMZ Galleria Mall, and Orion East
Educational institutes: Delhi Public School, Legacy School, United International School, and Bangalore International School.
Healthcare: Aster CMI and Columbia Asia
The Vaastu quotient
All the units in Adarsh Pinecourt are Vaastu-compliant. Additionally, the floor plans are designed in a specific way to get maximum lighting and cross-ventilation for most of the day.
The below table indicates the BHK-level details along with sizes.
At the time of writing this review, the ongoing per sq. ft. rate is Rs 4,930. The preferential location charge for the project varies between Rs 100-200 per sq. ft.
So far, the profile of the buyers includes “Tech professionals, businessmen, senior executives, and doctors,” informs BM Jayeshanker, Chairman and Managing Director of Adarsh Group.
Currently, the excavation work in underway.
Pinecourt has all the requisite approvals in place, including approval from the RERA authority.
The finer points
- 2 and 2.5BHKs come with a utility area and one balcony.
- In 3BHKs, there are two balconies- one attached to the master bedroom and the other one to the living area.
- It is a low-rise development. The ramps are along opposite ends of the development for ease of circulation and minimising the impact of vehicular movement in the internal spaces for a safer environment for carefree children, joggers, and senior citizens.
- The layout is carefully designed to emphasise community living and social interaction with designated areas for toddlers, teenagers, and the elderly.
